For less than $ 2.5 million, a buyer can now claim a slice of Montauk paradise: with two bedrooms, 1.5 bathrooms and a sea -oriented roof above the waves of the plains of La Rasa.
The capture? It is a manufactured trailer.
The 925-feet residence calls for $ 2.49 million, is in the southeastern corner of Montauk Shores, a closed trailer community that has become one of the most coveted and curious destinations for 1 percentage in Hamptons.
The house, which the aerial ones show a few steps from the ocean, offers panoramic views of the Atlantic, a double width plan, and, according to the list representative, John Scott Thomas by Brown Harris Stevens, “in Gigatictic.”
“This unit is very well positioned,” he told The Post. “It is in very good condition” and the houses almost frontal usually command significantly higher prices, he added.
Montauk Shores, established more than 65 years ago, was once a modest refuge for surfers and tourists in Coll Blau. Today, it is a transformed landscape of 199 homes, ranging from aging trailers to customized modular reconstructions, distributed by 152 lots of property and 47 rented lots.
The whole community is inside the famous Beach Ditch Plains in Montauk, one of the first surf jumps in the East End.
“All of them were trailers back when,” said Thomas. “This specific is a manufactured unit. But many of them, such as the Hummel who broke the price barrier to $ 3.75 million, was rebuilt as a personalized home.”
Growing prices in Montauk Shores have redefined what a trailer park can be.
What started as a low -cost alternative to life on the beach line has become a amazing shelter for millionaires, even billionaires, who are looking for a casual getaway, but adjacent to the sea.
Although it is still significantly cheaper than the East Hampton or Hidden Ocean Fronts, Montauk’s shores have increased dramatically, especially for rare units that have a complete property of the Earth.
“There is very little turnover,” said Thomas. “No one put anything on sale.”
From now on, he said, only five properties are in the community market. Two include land property, while the remaining three are rented arrangements.
The last property unit sold in May 2023 for $ 1.9 million, and another has been on the market since last year, probably due to its distance from the water, said Thomas.
The attractiveness of Montauk Shores, he added, is not only in its location, but also in the culture that surrounds it.
“No matter how much it hurts many locals, this is what we are seeing there,” Thomas said about evolution. “It is very easiest and closest to the way and probably cheaper to be in the ocean. It is still that way.”
And it is not just seasonal visitors looking for a fall in the beach. Many of the current buyers already have hamptons’ houses (or even cities) and see the Montauk shores as a supplementary refuge: a convenient and low maintenance space from surfing.
“You are seeing a lot of people who have large houses who are not in the water, but they want to play with something,” said Thomas. “These units fit the bill, they are doing so, especially if you are a surfist, it is the best place to navigate the east end.”
The tab to unit no. 701 includes open kitchen, living areas and dining room oriented to the ocean and a laundry room with a full -sized washing machine and dryer. A separate shed offers space to store surf boards and beach equipment.
On the other side of the street, residents can access a supporters club -carefully careful with benches and a staircase that leads directly to the sand.
The current owner rebuilt the unit in 2015. He and his deceased used it mainly as a vacation property before deciding to move to the state.
According to Thomas, the lower line of the roof could be reimaginated during a future reform, although the structure of the house already offers an unusual width and a potential for reconfiguration.
“This is the way someone comes in,” said Thomas. “Hamptons have increased in value and have become a millionaire, billionaire paradise.”
This upward trajectory means that the days of snatching a trailer in front of the beach for a few hundred dollars have finally finished.
“Have next to the ocean, anything to the south of the road, which is to the south of [Route] 27, this reduces the fork to the end of Montauk … There is no way to see anything below five million [dollars]”, Said Thomas.” Even a dump that would be cut off, someone would buy it; You only buy it from the Earth because the Earth is so scarce. “”
However, Montauk Shores is still a coastal anomaly: a launch enclave with basketball courts, heated pools and playgrounds.
“The community itself is very sweet,” said Thomas. “It’s lovely. This is definitely like a time capsule that you don’t really expect to the hamptons.”
As the demand for men’s hamptons continues to intensify, and the Earth in the ocean early becomes scarce, the humble Montauk trailer park can be one of the last surfside access bastions for less than eight figures. Simply not expect prices to remain modest for a long time.
“It’s hard,” said Thomas. “It’s very hard.”
